Screening criteria
We review every application the same way, using the standards below.
Complete application
Every adult (18+) who will live in the apartment submits an application. We review complete applications in the order we receive them.
Income
Combined gross monthly income of all applicants should be at least $2,250 (2.5 × the $900 monthly rent).
- All lawful income counts: wages, self-employment, Social Security, disability, pension, child support, and housing vouchers or other rental assistance.
- With a voucher or rental assistance, the income test applies only to the part of the rent you pay.
- If you don’t meet the income standard, a guarantor (co-signer) may be accepted.
Credit
We use Experian Connect. We email you a link; you pay Experian directly (about $15, never more than $20 under New York law) and share your report with us. We charge no application fee. A credit report from the last 30 days is also accepted.
- We look at the overall picture, especially payment history on rent, utilities, and other recurring bills.
- We don’t deny for medical debt or for having little or no credit history.
- Credit problems can often be offset by strong income, good rental history, or a guarantor.
Rental history
We contact your current and previous landlords about on-time payment and care of the home. As New York law requires, we do not deny applicants because they were involved in a past or pending landlord-tenant court case.
Criminal history
We may run a criminal background check at our own cost. If we do:
- We consider convictions only, never arrests, dismissed charges, sealed records, or youthful offender findings.
- We consider only convictions within the last 5 years for offenses that pose a real risk to residents or the property: violent felonies, arson, sex offenses requiring registration, and manufacturing or distributing illegal drugs.
- Before deciding, we give you the chance to explain the circumstances and share evidence of rehabilitation.
Decisions
- We let you know our decision by email.
- If we deny an application based in any part on a credit or background report, we send a written notice naming the company that provided it and explaining your right to a free copy and to dispute anything inaccurate.
- Once approved, you sign the lease online. Due at move-in: first month’s rent and a $900 security deposit. No other move-in fees.
